Kensington Street Brighton East Sussex
Three separate brownfield sites, used in recent years for parking, have been developed in one of the narrow streets within the North Laine area of central Brighton.
The first site comprises a terrace of a one two-bedroom house and three two-bedroom flats; the second two one-bedroom houses and the third six one-bedroom flats.
All twelve three-storey units provide affordable housing.
The Company undertook negotiations with over fifty interested parties, requiring thirty-five Party Wall Agreements including Scaffold and Access Agreements. This process took fifteen months and ensured a good relationship with neighbours during the construction phase.
Construction commenced with piled foundations and insitu concrete ground floor slab. Walls are traditional masonry, cavity fill, with steel structure support as required. The external brickwork is white, with reference to the render of surrounding Victorian buildings. Windows are grey aluminium with brightly coloured feature panels and blinds for sun shading. The roof is finished with artificial slates and photovoltaics.
Due to the very restricted site, the Company was able to negotiate a road closure to enable the storage of materials throughout construction. The Site Manager liaised with nearby residents with regard to health and safety and access, keeping them informed of progress and addressing any issues they may have had.
